Team Donovan, Inc. · Licensed Florida real estate brokerage

From Surrey estate agency to Orlando resort real estate

James Donovan: selling homes across Britain and Florida since 1999.

James entered estate agency in Surrey at 16. He was not old enough to drive, but he could prospect, follow up, learn the properties, answer the telephone and understand why some homes sold while others waited. He worked his way from the bottom and learned that service is built from small promises kept consistently.

James Donovan of Team Donovan in Orlando Florida
Team DonovanLocal in Orlando. Built around British clients.

The useful starting point

After moving to Florida, James applied that British foundation to the American system and the Orlando holiday-home market. He has represented owners and buyers across decades, including overseas families, inherited-property sellers, remote owners and people whose Florida chapter has simply reached its natural end.

A career built on accessibility

Experience matters most when it makes the client’s life easier.

Clear advice begins by separating the details that change the decision from the terminology that merely makes it sound complicated.

01

British estate-agency beginning

Surrey offices, property particulars, vendors, purchasers, prospecting, viewings, chains and completion.

02

Florida broker experience

Licensed brokerage responsibility, contracts, title companies, inspections, appraisals, closing and remote ownership.

03

Orlando resort specialism

Holiday homes, vacation rentals, resort condos, furnished villas, bookings, management and international buyers.

04

Before-six communication

A working routine designed to answer British clients during their day instead of treating the time zone as their problem.

05

Media and commentary

A Place in the Sun, British property coverage, Realtor.com commentary and regular Central Florida Lifestyle articles.

06

Still connected to Britain

Family, annual visits, British radio, culture, the occasional pub and a continuing inability to refuse a decent packet of crisps.

The standard James expects

Treat every client as we would want our own family treated.

James has answered client questions from theme parks more times than his wife would ideally prefer. Accessibility is a principle; genuine emergencies do not check the office hours first.

  1. 01

    Tell the truth about value

Do not confuse winning the instruction with giving the best advice.

  2. 02

    Be available

Communicate when the client needs clarity, not only when the office diary says it is convenient.

  3. 03

    Own the outcome

Use the team’s specialist roles without passing accountability away.

  4. 04

    Finish well

The measure is not merely a closed file; it is whether the client feels properly represented at the end.
